Chilliwack – At the 2PM Tuesday October 6 meeting of Chilliwack Council, the final one before the 2026 Municipal Elections, Council is expected to pass a Mixed Use Development Project – Yale and Airport near Cascade Christian School and Imagine High.

PROPOSAL:
The applicant requests to rezone the subject property from a C2 (Local Commercial) Zone to a C9 (Mid Rise Apartment Commercial) Zone to facilitate the construction of a new mixed-use commercial and residential development including the following key features:
- 6-storey mixed-use building,
o Underground parkade and commercial first floor with 5 residential floors above; - 153 apartment units (including 129 small units),
- 1,095m2 common amenity space (915m2 required);
o Rooftop patio and indoor amenity rooms; - 176 off-street parking spaces including 31 visitor parking spaces (176 are required); and,
- 58 trees (31 trees are required).
The proposed rezoning is consistent with the “Mixed Use” designation within the OCP which supports mixed-use development in this location to provide opportunities for developments that support dense, walkable, and vibrant neighbourhood centres. If approved, the proposed development is expected to provide additional commercial units and housing in close proximity to established services and amenities As the subject property is within an area that contains existing commercial and multi-family uses, the proposed rezoning is considered to be consistent with and complementary to the existing neighbourhood.
