Fraser Valley – The Fraser Valley Regional District (FVRD) is consolidating all nine of its zoning bylaws into one new user-friendly region-wide Electoral Area zoning bylaw for residents.
The FVRD currently has nine zoning bylaws in effect for eight Electoral Areas. The FVRD Board directed staff to create a single bylaw that will provide consistency, clarity and ease of use for the general public. One single bylaw makes it easier for designers, buildings, staff and the general public to determine what regulations apply to their situation.
What is a Zoning Bylaw?
Zoning bylaws regulate the use of land and the construction of buildings on the land. The FVRD zoning bylaws list all of the uses allowed in a certain zone. Zoning bylaws regulate:
- Density i.e. the number of homes that can be built on one property
- Size and shape of buildings, which are regulated by setbacks and height
- Size of new lots that are created by subdivision
Why is the FVRD Consolidating its Zoning Bylaws?
The nine bylaws are a result of the FVRD previously comprising three regional districts that were amalgamated into one. The zoning bylaws of these regional districts were drafted in the late 70s through to the early ’90s, and do not reflect today’s building and design standards.
